Mortgage Capacity Report
James Bull talks to us about a mortgage capacity report.
What is a mortgage capacity report for divorce?
When a divorce goes to court, your family lawyer might ask you to get a mortgage capacity report for the court hearing. This is a personalised document which is presented to the court, and it confirms how much you can borrow on a mortgage.
At what stage is a mortgage capacity report ordered in divorce proceedings?
You usually need to have this document ready for the court hearing.
Who prepares a mortgage capacity report?
It needs to be done by an FCA regulated, professionally qualified mortgage broker. Obviously, we fall under that category so that’s something that we can help with.
What does a mortgage capacity report cover?
It does exactly what it says in the tin. It just confirms how much the applicant is going to be able to borrow on a mortgage.

Everyone’s different. You might be self-employed. You might have some credit history issues – whatever your situation, we will find the most suitable product available to you from across the whole market.
What information is needed for a divorce mortgage capacity assessment?
We complete a full fact find to calculate how much can be borrowed. This includes all the personal details of the applicant, their income, all credit commitments and credit history. It’s basically the same information as if you were applying for a mortgage, but we just don’t actually apply for one.
Are divorce mortgage capacity reports joint or single?
It’s based on the applicant’s circumstances going forwards. If they’re single and getting a mortgage in their own name, it would be a single report. If the applicant has a new partner and they’ll be buying a house together, it could be joint.
How much does a mortgage capacity report cost?
At JB mortgages, we charge £299 to arrange a mortgage capacity report for our clients.

How do I get a mortgage capacity report for divorce?
