Mortgage with a CCJ
Sam Bull talks to us about mortgages and County Court Judgments (CCJs).
Can I still get a mortgage if I have CCJs? How does it work?
Yes, you can still get a mortgage if you have a County Court Judgment or CCJ, but it can make things a bit more challenging. High street mortgage lenders tend to be stricter, especially if the CCJ is recent or hasn’t been paid off.
But the good news is that there are specialist mortgage lenders that deal with this situation all the time. They’ll look at how old the CCJ is, whether it’s been satisfied (repaid), and what your overall credit profile looks like now.
If you’ve shown good financial behaviour since the CCJ and you’ve got a healthy income, your chances of being approved are pretty good.
Which mortgage lenders accept CCJs?
Not all mortgage lenders will accept applications from people with a CCJ, but multiple specialist lenders do. Even some high street mortgage lenders might consider an application if the CCJ is really small or it was registered a long time ago.
Generally, the specialist lenders are more flexible. They will look at how recent the CCJ is and whether it’s been satisfied or not.
Mortgage lenders known for working with applicants with credit issues like a CCJ include Precise Mortgages, Kensington Mortgages, Aldermore, Bluestone, Pepper Money and Together Money [information correct at the time of recording in October 2025].
Every lender has its own criteria when it comes to a CCJ. We always recommend speaking with a mortgage broker. We will know which lenders are most likely to accept the application based on your personal situation.
Can I get a mortgage with a satisfied CCJ?
Yes, you can get a mortgage with a satisfied CCJ. This is seen more positively by mortgage lenders than an unsatisfied CCJ. It shows you’ve taken some responsibility and cleared debts – which goes a long way in the eyes of a mortgage lender.
Generally speaking, the longer ago the CCJ was satisfied, the better your chance of being approved. You’ll also potentially get a better interest rate. While it can still limit your options, a satisfied CCJ puts you in a much stronger position than one that’s still outstanding.
Does the date of my CCJ matter for a mortgage?
Yes, the date of the CCJ matters when it comes to getting a mortgage, and it’s actually one of the biggest factors mortgage lenders look at.
If the CCJ is less than 12 months old, your options are very limited, and only a handful of specialist mortgage lenders will consider the application. A mortgage would usually be at a higher interest rate, with potentially a much larger deposit.
If the CCJ was registered between one and three years ago, more lenders will look at it – especially if it’s been satisfied. Once it’s three to six years old, more mortgage lenders would consider an application.
When the CCJ is over six years old, it will drop off the credit file altogether and no longer affect the mortgage application at all.
Does the size of the CCJ affect my mortgage application?
Yes, the size of the CCJ will affect the mortgage application. Smaller CCJs of under £500 are often seen as minor, especially if they’ve been paid off. Even high street mortgage lenders may look at those CCJs.
With a CCJ of £500 to £1,000, lenders look at those more closely and you would probably need to approach a specialist provider. CCJs of over £1,000 will definitely require a specialist mortgage lender – and that tends to mean higher interest rates and maybe a larger deposit.
Every lender has a different criteria. We will look at the credit report and the size of the CCJ and find the right match based on the details.

Can mortgage lenders see CCJs after six years?
No, lenders can’t see CCJs after six years. They will automatically be removed from your credit report at that point – whether it’s been paid off or not.
It’s not going to show up on any credit checks and won’t affect any mortgage applications after six years.
How do I find out if I have a CCJ?
If you’re not sure if you’ve got a CCJ, there are two main ways to find out. Most people would run a credit report with one of the main credit reference agencies – Experian, Equifax or TransUnion. Those credit reports will show any active CCJs.
Secondly, you can use the official Register of Judgments, Orders and Fines. That’s available through the Trust Online website. For a small fee, you can have a look to confirm whether you have a CCJ, when it was issued and how much is owed.
It’s always a good idea to check your credit report before applying for a mortgage, just to make sure that there are no surprises that could affect the application.
How can a mortgage broker help? Is there anything else you’d like to add?
If you’ve got a CCJ, working with a mortgage broker can definitely help. A broker who specialises in bad credit or CCJ mortgages will have access to specialist lenders that you can’t approach directly.
We know exactly which lenders are most likely to accept your mortgage application based on the things that we’ve discussed – when the CCJ was registered, if it’s satisfied and how large it is.
Even if you’ve been rejected previously, we can usually find you a mortgage lender to help.
Key Takeaways:
- It is possible to get a mortgage even with a County Court Judgment (CCJ), though it can be more challenging, especially with high street lenders.
- There are more flexible mortgage lenders that will consider factors like the age of the CCJ, whether it’s been satisfied, and your overall credit profile.
- A satisfied (repaid) CCJ is viewed much more positively by lenders, and the longer ago it was satisfied, the better your chances of approval and potentially a better interest rate.
- The date and size of the CCJ significantly impact mortgage applications; newer and larger CCJs generally lead to fewer options and potentially higher interest rates or larger deposits.
- CCJs are removed from your credit report after six years and will no longer affect mortgage applications at that point. Working with a mortgage broker specialising in bad credit or CCJ mortgages can greatly assist in finding suitable lenders.
