Joint Mortgage with a CCJ
James Bull talks about getting a joint mortgage when you have a County Court Judgment.
Can I get a mortgage with a County Court Judgment (CCJ)? Can you get a joint mortgage if one applicant has a CCJ?
Yes, you can absolutely get a mortgage with a CCJ, and a joint mortgage is perfectly fine too. Obviously, the lender’s credit scoring and the mortgage products you’ll be eligible for will be based on the applicant with the adverse credit history, as you’ll need to go with a lender that accepts a CCJ.
What if I’m self-employed with a CCJ? Can I still get a joint mortgage?
Yes, absolutely. Both employed and self-employed individuals are welcome to proceed as normal.
Are there specific lenders who deal with joint mortgages with CCJs?
It’s highly improbable you’d pass a credit score with a high street lender if you have a CCJ, so you’d typically need to approach a specialist lender. These lenders assess applications based on a matrix that considers factors such as the size of the CCJ, its registration date, and whether it has been settled. Once we obtain these details from the client’s credit reports, we can determine which lenders are likely to accept the application.
Does being married make a difference when applying for a joint mortgage with a CCJ? What if my partner / spouse has a CCJ and I don’t?
Some lenders require married applicants or those living together to apply for a joint mortgage, while others do not. However, if it’s a joint mortgage and one applicant has a CCJ and the other does not, the application must be submitted to a lender that accepts CCJs.
What if I have been declined for a joint mortgage with a CCJ in the past?
As I mentioned, lenders use matrixes, and the age of the CCJ is a significant factor. The older it is, the more likely a greater number of lenders will consider your application.
If you have been declined for a joint mortgage with a CCJ in the past, it’s certainly worth reviewing the situation again, so please get in touch with us regarding this.

Everyone’s different. You might be self-employed. You might have some credit history issues – whatever your situation, we will find the most suitable product available to you from across the whole market.
What if I’m a first-time buyer and have a CCJ? Can I still get a mortgage?
Yes, getting a mortgage with a CCJ is virtually the same for a first-time buyer as it is for home movers. So yes, that’s definitely something we can assist with.
Will I need a larger deposit for a joint mortgage with a CCJ?
You may possibly need a larger deposit for a joint mortgage with a CCJ, but not always. We would provide personalised advice on this once we have a complete understanding of the client’s circumstances.
What documents will I need to apply for a joint mortgage with a CCJ?
When applying for a mortgage, you’ll need proof of ID, proof of address, proof of income, and proof of your deposit. The primary difference when a CCJ is present is that we typically request a copy of the client’s credit report at the initial point of contact. This simply helps us provide accurate advice regarding the mortgages they are eligible for.
